Instead, you can file\u00a0<strong>Form 3115<\/strong>\u00a0to \u201ccatch up\u201d on missed depreciation in the current tax year.<\/li>\n\n\n\n<li><strong>Does cost segregation increase audit risk?<\/strong><br>No. Cost segregation is an\u00a0<strong>IRS-approved method<\/strong>\u00a0and has been around for decades. If done correctly, it does not increase audit risk. Even in the event of an audit, a properly conducted study should not create issues.<\/li>\n\n\n\n<li><strong>Is there a limit to accelerated depreciation per year?<\/strong><br>There is\u00a0<strong>no limit<\/strong>, but Any unused depreciation\u00a0<strong>carries forward<\/strong>\u00a0to future years indefinitely until used. You can only reduce your taxable income to\u00a0<strong>zero<\/strong>\u00a0(not below)<\/li>\n\n\n\n<li><strong>Why hasn\u2019t my CPA recommended cost segregation?<\/strong> <br>This is common. Many CPAs focus on tax preparation and may not specialize in\u00a0<strong>real estate or specialty tax incentives<\/strong>\u00a0like cost segregation. It doesn\u2019t mean they\u2019re not competent, it\u2019s just not their area of focus.
